Professional building in Salem NH
In 2025, Truseal completed a 100,000 sq. ft. sealcoating, hot rubber crack filling, and line striping project at this professional building in Salem. We applied two coats of sealer and completed all crack filling and striping over two weekends—about 2.5 total working days—to minimize downtime and keep access easy for tenants.
Walmart EV Parking
In 2024, Truseal sealcoated multiple new EV parking areas for Walmart locations across Massachusetts. These projects required precise application, careful staging, and meticulous planning to keep traffic flow and access organized. Each site was completed professionally and efficiently, helping other trades stay on schedule and delivering a clean result for the customer.

Plaza in Pelham NH
This Plaza in Pelham NH was completed for a repeat customer we have done multiple properties for. This plaza was completed on a weekend leaving little to no downtime for businesses in the plaza.
Large Plaza in Salem NH
This Chili’s location was sealcoated and line striped as part of a larger 100,000 sq. ft. project that included the neighboring plaza. The job received two coats of sealer, with all work completed overnight to avoid daytime traffic and keep access open for surrounding businesses.

The Commercial Sealcoating Process
Our commercial sealcoating process starts with thorough surface preparation—cleaning the pavement and addressing any issues that could affect adhesion. Next, we fill and seal cracks to help prevent water intrusion and slow further deterioration.
Once the surface is properly prepped, we begin the sealcoating application. For commercial properties, we recommend two coats whenever possible. Commercial lots see significantly more traffic than residential driveways, and a second coat provides a more durable, longer-lasting finish for high-use areas and customer traffic patterns.
After both coats are applied and cured, the lot is professionally restriped using quality parking lot line paint to deliver clean, compliant markings and a polished final look.
Minimizing Downtime for Businesses
Commercial sealcoating also requires careful logistics to keep businesses accessible and downtime as short as possible. Depending on the property layout and tenant needs, we may complete work:
-
Over weekends
-
In phases/sections
-
Overnight
Whatever the job requires, our goal is to make the process as smooth as possible for property owners, tenants, and customers—while delivering a finished product that looks great and holds up to heavy use.
